
Location:
This development will be located on
J Street between 14th and 15th
streets in downtown San Diego. Project is four blocks
from Petco Field, the new ballpark for the San Diego
Padres.
Project Description:
4 story (on J Street) and 3 Story
new structures, plus a rehabilitated historic 2 story
building (on the corner of 14th and J), surrounding
a series of connected courtyards and recreation spaces.
There will be a subterranean garage of 75 spaces. The
ground level of the historic structure (to be slightly
enlarged) will contain the project's community center.
Background and Status:
The property for this project consists
of three separate parcels. All three parcels were
purchased in December 2003. Lillian Place also received
a $5.45 million loan approval from the City Redevelopment
Agency. Construction began in November 2004 and
is expected to be completed by Summer 2006. Lillian
Place is a joint venture
between Wakeland and San
Diego Interfaith.
The unit mix is planned as follows:
23 one bedroom, 27 two bedroom, 23 three bedroom and
1 manager's unit. Three of the 3 bedroom units will
be three story townhomes, suitable as a live /work environment,
targeted to 110% AMI households.
The community center will include
the property manager's office, a computer learning center
and and other resident services activities to be determined
when the project is built.
A separate room will be set-aside
to show an exhibit commemorating the history of the
site (to be open to the public on a scheduled basis)
and would be used for a variety of resident activities.

Financing Sources:
Financing sources are the City of
San Diego (NOFA funding), 9% tax credits, Affordable
Housing Program funding, Wells Fargo Bank construction
loan, CCRC permanent financing.
Residential Services:
Resident
services will be tailored to the residents of Lillian
Place and may include after-school programs, adult job-skills
education and computer classes.
