
Wakeland Celebrates Grand Opening of
Beyer Courtyards
San Diego gained 60 more affordable
rental homes with the grand opening of Wakeland’s Beyer Courtyards apartments April 6 in San Ysidro.
Community leaders including San Diego
City Councilman Ben Hueso attended the grand opening
event for the project.
Located at 3412 Beyer Boulevard,
Beyer Courtyards is comprised of five separate resident
buildings, featuring 30 two-bedroom apartments and 30
three-bedroom units. All of the units are rented to
families earning 60% or less area median income.
The complex includes a tot-lot play
area, basketball court and community room featuring
a computer lab. After-school programs for children as
well as English-as-Second-Language (ESL) classes for
adults will be offered.
Beyer Courtyards is a project of
Beyer Courtyards L.P. with Wakeland Housing and Development
Corporation as General Partner and Red Capital Group
as Limited Partner. Support was provided by: Local Initiative
Support Corporation, Low Income Investment Fund, Wells
Fargo Bank N.A., California Debt Limit Allocation Committee,
California Tax Credit Allocation Committee, San Diego
Housing Authority, San Diego Housing Commission and

Via Roble Earns Wakeland, Escondido
Statewide Award
Wakeland’s Via Roble community
was honored recently when the City of Escondido won
an “award of excellence” for the project
from the California
Redevelopment Association. Developed and managed
as a partnership between Trinity Housing and Wakeland, Via Roble is
a mixed-use development of 72 affordable apartments,
10 single-family homes and nine shopkeeper units. The
new community has been a catalyst for new development
in the area. (March, 2006)
Wakeland Acquires Del Sol Apartments
Wakeland has acquired Del Sol Apartments,
a 90-unit complex in San Ysidro. A comprehensive rehabilitation
will get underway in Fall 2006 with completion slated
for late 2007. The rehab will encompass substantial
landscaping improvements, major upgrades within the
units and development of a new community center. The
acquisition is being financed by Washington Mutual and
Low Income Investment Fund (LIIF). Wakeland will apply
for tax credits, tax exempt bonds, Multi-family Housing
Program funds and a loan through the San Diego Housing

Grand Opening for Bristol Apartments in Dixon
Grand opening festivities were held
for the city of Dixon’s first new apartment community
in 10 years. Bristol Apartments is part of the master-planned
community of Valley Glen located between San Francisco
and Sacramento. Wakeland and Fairfield Residential executives
were joined at the event by several Dixon community
leaders, including Mayor Mary Ann Courville and City
Manager Warren Salmons.
There will be 102 units at Bristol
– 26 one-bedrooms, 44 two-bedrooms and 32 three-bedrooms.
All units will be rented to families earning 60% or
less area median income. Completion is expected this
spring. Bristol is a limited partnership between Wakeland
and Fairfield Residential. (December, 2005)
Community Leaders, Wakeland Celebrate Muirlands Grand
Opening
San Ramon community leaders and Wakeland
and Fairfield Residential executives celebrated the
grand opening of Muirlands, a 350-unit new apartment
project within the Windemere master-planned community.
Dignitaries participating in the ceremonies included
Jim Kennedy, deputy director of the Contra Costa County
community development Department, and Brooke Littman,
City of San Ramon housing programs manager.
Muirlands is a limited partnership
in which Wakeland is the managing general partner and
Fairfield Residential the co-general partner. The new
one-, two and three-bedroom apartment units are being
rented to families earning 60% or less area median income.
Resident services, to begin upon completion of the project,
will include after-school programs and adult job-skills

Beyer Courtyard and Lillian Place Underway
Construction is underway on two new
Wakeland projects -- Beyer Courtyard Apartments and
Lillian Place. Beyer Courtyard in San Ysidro is a 60-unit
complex comprised of 30 two-bedroom units and 30 three-bedrooms.
Lillian Place in downtown San Diego is a 74-unit development
offering one-, two- and three-bedroom units designed

Wakeland to Swell Dixon's Affordable Housing Portfolio
The affordable housing inventory in
Dixon, California will soon swell by 102 units when
Wakeland and Fairfield Residential break ground on the
new Bristol Apartments. The project, part of a new master-planned
community, will consist of 26 one-bedroom, 44 two-bedroom
and 32 three-bedroom units. Construction is expected
to begin in October, 2004 and finished in December,
2005. Award-winning Rodriguez Associates Architects
and Planners are the architects for the project. (September,

Wakeland to Begin New Rehab Project
Wakeland and Fairfield Residential
recently closed escrow on a rehabilitation project --
Baycliff Apartments in Richmond , California. The rehabilitation,
scheduled to begin in Fall 2004, will entail upgrading
342 one- and two-bedroom units. Baycliff's extensive
improvements will include new appliances and fixtures
in the interior, painting throughout and upgrades if
necessary to plumbing, electrical and HVAC systems.
On the exterior, improvements will include new paint,
repairs to balcony decks and roof systems, gutter replacement
or repair and lighting. Wakeland's partner in the project
is Fairfield Residential.

Parks

of residents at two Poway mobilehome parks managed by
