No. Wakeland does not have plans to develop the northern portion of the site and is exploring options for long-term stewardship of that area.

Why was this site selected for Camino Terrace?
Camino Terrace is proposed on land that is owned by the Housing Authority of the County of Riverside and was acquired specifically for the development of affordable housing. The site is subject to long-standing public restrictions that limit its use to affordable housing, making it well suited for this purpose. The location provides walkable access to everyday services, including a grocery store, elementary school, pharmacy, and a range of retail and restaurants along the Limonite Avenue corridor. A public bus stop is located at the corner of the project site.
As part of project outreach, Wakeland received letters of support from 22 local business owners and employees along the Limonite corridor, reflecting demand for affordable housing options close to jobs. Jurupa Valley continues to face a growing need for affordable housing. The most recent homeless count showed an increase in the number of people experiencing homelessness in the city, even as many neighboring jurisdictions saw declines. Camino Terrace is intended to help address this local need by providing stable, long-term housing for income-qualified households and veterans.
Site Safety & Engineering
How was the driveway design evaluated for safety?
The driveway was designed and reviewed by licensed civil engineers and approved based on compliance with applicable safety and design standards. Vehicles will enter and exit the site without backing directly into traffic.
Does the retaining wall along Camino Real affect safety or visibility?
No. The retaining wall is set back from the roadway and designed to meet objective engineering and safety requirements. Its location preserves appropriate visibility for drivers.
Fire Safety
How does Camino Terrace address wildfire and fire safety concerns?
Fire safety has been a key consideration in the design and review of Camino Terrace. The project has been reviewed for compliance with all applicable state and local fire codes, including requirements related to building materials, defensible space, emergency access, and fire protection systems.
The project will replace an undeveloped site covered with dry vegetation with fire-resistant construction, maintained landscaping, and active fire prevention measures. In practice, developed and maintained sites with modern fire safety features generally present lower wildfire risk than unmanaged open areas with heavy dry fuel.

Will blasting be used during construction?
Blasting may be required for a limited portion of the site where shallow bedrock is present. If used, it would be brief, highly regulated, and conducted under permits and oversight from applicable regulatory agencies. In the unlikely event that nearby property damage were to occur, it would be evaluated and addressed by the responsible party in accordance with standard construction and insurance requirements.

At current income limits, this can range from about $23,500 per year for a single veteran to approximately $67,000 per year for a four-person household. Dollar amounts are approximate and subject to change. Income limits are updated annually and may change over time.
Are background checks conducted?
Yes. All applicants are screened through a standard process that includes background checks, consistent with affordable housing regulations and fair housing laws.

How will Camino Terrace serve veterans?
