Position Overview
Reporting to the VP/Chief Operating Officer, the Director of Asset Management is responsible for the management of the affordable housing property assets within the Wakeland portfolio, ensuring compliance with financial, contractual and legal requirements.

Position Overview
Reporting to the VP/Chief Operating Officer, the Director of Asset Management is responsible for the management of the affordable housing property assets within the Wakeland portfolio, ensuring compliance with financial, contractual and legal requirements.
Essential Job Functions
- Oversee the Wakeland portfolio of affordable housing and ensure that Wakeland’s financial, physical and mission-driven goals for the portfolio are achieved.
- Supervise and direct Asset Management and IT staff; ensure staff receives adequate training, manage workload in department
- Supervise and monitor the day-to-day/month-to-month effectiveness of property Management Company, both operations and compliance with standard practices
- Assist with resolving performance issues with property management
- Provide timely instructions to property Management Company, communicate effectively through both verbal and written communication
- Participate in regular meetings with service providers to ensure successful operations of supportive housing properties.
- Oversee the development, monitoring and implementation of capital plans and improvements for the portfolio
- Review audits and year-end tax returns
- Oversee preparation of property tax exemptions
- Monitor properties for adequate insurance
- Assist in development and implementation of new asset management policies and procedures
- Provide significant input and recommendations to the Acquisitions and Project Development department for new projects regarding operating financials, compliance matters and related issues; design - involved in up-front development of properties
- Perform and oversee site visits to properties.
- Audits and monitors compliance and operational issues
- Establish benchmarks and monitor financial performance of properties
- Monitor income and rent regulatory compliance
- Establish and maintain relationships with external agencies in relation to asset management
- Perform other duties as required and assigned
Required Skills, Knowledge and Abilities
- Ability to read and interpret financial statements
- Understanding of HUD/LIHTC/affordable housing regulatory agreements, and affordable housing management and development principles
- Understanding of fair housing and landlord/tenant laws, regulations
- Strong budget preparation, analysis, monitoring skills
- Understanding of the Board of Equalization Property Tax Exemption process
- Ability to respond to multiple priorities in growing environment; work independently
- Ability to manage a wide range of personalities and to resolve problems and conflict
- Ability to independently manage oversight of property management companies
- Ability to manage, supervise and develop staff
- Ability to work with people of diverse economic, social, and ethnic backgrounds
- Excellent problem solving skills
- Knowledge of HR/employee management best practices
Qualifications
- 7-10 years’ experience in managing real estate/rental property operations
- Strong team player and effective communicator who is able to multi-task and meet deadlines.
