Wakeland Preserves 40 Affordable Homes for Low Income Families in City Heights

Wakeland has kicked off the holiday season with another kind of celebration: the opening of our newest affordable housing community, Juniper Gardens.
More than 40 guests, including San Diego City Councilmember Marti Emerald and California Senator Ben Hueso, joined our staff November 22 to thank the partners who helped us complete this project, which preserved and rehabilitated a community of 40 townhomes in City Heights that had been at risk of losing its affordability.
Councilmember Emerald praised the Juniper project, saying it is an investment in the community that will provide for "people who are working hard, who are raising their kids and deserve an affordable place to live."
Senator Hueso added, "This [project] is a good example of what I stand for as an elected leader: to create quality housing that is energy efficient, that has amenities for people in the community and that creates a high quality of life."
Wakeland purchased Juniper Gardens in 2011 and worked with Sun Country Builders to launch an extensive renovation of the property, including the construction of a new, on-site community center. Each townhome was completely refurbished with new materials, energy-conserving appliances and rooftop solar panels - which led to a nearly 20 percent increase in energy efficiency at the development.
We had many partners who helped with the financing, including the San Diego Housing Commission, Wells Fargo, U.S. Department of Housing and Urban Development, California Tax Credit Allocation Committee, California Community Reinvestment Corporation and Low Income Investment Fund. Additionally, due to the improved energy efficiency of the property, we received incentives from SDG&E, San Diego Home Energy Upgrade and Energy Upgrade California.
"This project would not have been possible without the numerous organizations which provided funding," said Wakeland's President and CEO, Ken Sauder. "Wakeland is extremely grateful to all of them for helping to preserve Juniper Gardens and ensure it will remain affordable for many years to come."
