FREQUENTLY ASKED QUESTIONS
How long will my hotel stay be covered?
The County of San Diego has extended their lodging program through June 21st. If you have not received hotel assistance through the County please reach out to Resident Services for information.
Will my SDGE be covered?
Yes, the property will cover your bill from the moment the flood occurred (1/22/24) until you are able to go back into your unit. If you have received a bill please continue to provide a full copy to Property Management for reimbursement.
What will happen with June’s rent?
You are not responsible for rent during the time your unit is under reconstruction. Once management notifies you of your move-in date then a prorated rent amount will be discussed. Keep in mind that Wakeland will be happy to discuss a re-payment plan for the June prorated amount if you do not have the funds available.
When will I be able to move back to my unit?
Your unit is scheduled to be tentatively completed during the first weeks of June. Property Management will be providing you with a move-in date on an individual basis.
Will I have access to my unit while it is being worked on?
No, you will not. The locks to your apartment have been changed as a safety measure. It is not safe to go into units during this process as your unit has gone through a reconstruction process.
If you absolutely need to retract items from your unit or storage container, we will need to get clearance from the construction company and determine when it’s safe to go in with supervision.
Are there opportunities to move to other apartment communities?
Yes. If you are not interested in staying at Village Green, we will allow you out of your lease and support you in looking for a new home, please contact the leasing office so they can provide you with more information. Please keep in mind that open availability at other locations might be restricted to certain apartment sizes and other factors.

The Leasing Office and the Community Room are currently closed as both rooms are also going through repairs. Property Management and Resident Services are temporary located at Vista Grande Apartments at 5411 Santa Margarita, San Diego, CA 92114.

Is Wakeland responsible for providing displaced residents with relocation assistance?
Please know that Wakeland and ConAm are doing everything we can to secure assistance from government entities with the goal of transitioning residents to the County’s temporary lodging program.
Wakeland is not legally responsible for providing you with temporary lodging as a result of the January 22nd natural disaster. California Health and Safety Code Section 17975.4(b) states that property owners are not liable for relocation in the event of a flood - https://law.justia.com/codes/california/2021/code-hsc/division-13/part-1-5/chapter-5/article-2-5/section-17975-4/. The Village Green lease is a standard lease that complies with California law and the lease states that the property owner is obligated to waive rent for the time period that the unit is uninhabitable, or to allow the tenant to terminate their tenancy with no penalties. It does not state that the property owner must relocate or provide temporary lodging to tenants. If tenants are being displaced caused by the property owner, then the property owner may be responsible for relocation assistance. For our Village Green residents, the displacement is a result of a natural disaster and not caused by the property owner.

COMMUNITY RESOURCES
FEMA Disaster Recovery Centers
Two Disaster Recovery Centers will open Friday, March 1 to help flood victims from the devastating Jan. 22 storms. FEMA worked with the State, the County and City of San Diego to set up a Disaster Recovery Center at the Spring Valley County Library and the City’s Mountain View Community Center.
The recovery centers will operate from 10 a.m. to 7 p.m. seven days a week.

The county urges residents and businesses to report storm damage to its online survey. Damage should be reported because the survey will help determine whether the county will receive state or federal disaster aid, and how much or what kind of aid the county may receive.

The American Red Cross
A message from the Red Cross:
We have completed our damage assessment for the units affected by the flood. We have already been in touch with some residents that qualify for Red Cross financial assistance and have opened cases for them. We plan to reach out to the others that qualify later this week. Just know that not every affected unit will qualify for our financial assistance, so it’s a case-by-case situation. Our teams will be in touch this week and next with everyone that contacted us to let them know whether they qualify for financial assistance.

General Assistance
Assistance from FEMA is now available. Click on the link below to start your application.
Apply for Disaster Assistance: The fastest way to apply is through DisasterAssistance.gov. You can also apply through the FEMA mobile app or by calling the FEMA Helpline at 800-621-3362. If you use a video relay service, captioned telephone service, or other communication services, please provide FEMA the specific number assigned for that service.
If you have insurance, you should file a claim with your insurance company immediately. FEMA assistance cannot help with losses already covered by insurance.

SD School District Hotel Assistance
If youth are attending San Diego Unified School District, call your student's school and have them update your status to Homeless in PowerSchool. The district works with CYT which is a program that helps students and families that are going through hardships. CYT can request a hotel voucher for up to 10 days max and they will send a County worker to help you find housing resources, as well as any other support families may need.
